Right After the Water Appears
What is the first thing to do when I find water in my house?
Anyone in danger? Call 911. Otherwise, stop the source if that is safe, stay clear of anything electrical, and call us for the water and a plumber for the pipe.
Can I wait until morning to call?
If water is still spreading or standing, every hour gives it more time to soak into floors and walls. Phoning us is free, and we can help you decide how urgent it really is.
Should I shut off the power?
Only if the breaker panel is dry and you can reach it without stepping in water. If it is not, stay out and call an electrician or your electric utility.
Is it safe to walk through standing water?
Avoid it if cords, outlets, or appliances are in the water, or if sewage or floodwater could be involved. Wait until someone has checked the area.
What should I photograph?
The water line on walls, damaged belongings, the source if visible, and any model or serial numbers on affected appliances. Take pictures before you move things.
Do I need to move furniture myself?
Lift small items and valuables to dry ground if it is safe. Leave heavy furniture alone until we arrive, since carrying it through wet rooms can cause injuries.
Removing Water and Drying the Building
What do you do when you arrive?
We check safety, find the source and the extent, remove standing water, and measure moisture in walls and floors. Then we explain the plan and price.
Why use equipment instead of just opening windows?
Moisture hides in framing, subfloors, and insulation. Air movers and dehumidifiers pull it out faster and more completely than open windows, especially in cold or humid weather.
How do you know when a building is dry?
We compare readings from wet areas with readings from similar dry materials in your building. Drying is done when they match.
How long does drying take?
It depends on how much water there was, what materials got wet, and the weather. We do not promise a fixed number of days, but we show you readings as the work moves along.
Is the noise normal?
Yes. Air movers and dehumidifiers are loud. Please leave them running and in place unless we tell you otherwise.
Will you have to cut into my walls?
Sometimes a small opening is needed to dry a wet cavity. We tell you the reason first, and the opening stays as small as it can.
Basements, Sump Pumps, and Sewage
Why does my basement flood during snowmelt or heavy rain?
Frozen or saturated ground pushes water against foundations, where it can enter through cracks, joints, or window wells. A failed or overwhelmed sump pump makes it worse.
Can wet concrete be dried?
Often, yes. Concrete and block release moisture slowly, so it takes patient drying and measurement. Wet carpet, padding, and low drywall are more likely to be removed.
What should I do if sewage backed up?
Stay out of it, keep children and pets away, and do not run water. Call us for cleanup and a plumber for the blockage.
Who is responsible for a sewer blockage, me or the city?
It depends on where the blockage is. A clog in your own pipe is a plumber's job. If it may be in a public line, ask the City of Schenectady. We do not clear sewer lines.
Is sewage water dangerous to touch?
It can carry harmful microbes, so we use protective equipment and recommend you avoid contact and wash well if you touch it.
Should I run a dehumidifier myself?
A household dehumidifier can help with ordinary dampness, but it is not enough after a real water loss. Call us if materials are wet.
Pipes, Water Heaters, Roofs, and Storms
A pipe burst. What do I do before you arrive?
Close the main water valve, keep away from wet electrical items, record the damage, and call a plumber for the repair. We handle the water and drying.
Do you repair pipes, roofs, or water heaters?
No. Those belong to plumbers and roofers. We handle the water damage they leave behind and tell you when you need one of those trades.
My water heater is leaking. Is it an emergency?
A steady leak can flood a basement quickly. Shut off the cold supply and the power or fuel to the heater if safe, and then call a plumber and us.
A ceiling is stained after snow melted. Is it a roof leak?
It might be. Roof water can travel before showing up, and an ice dam is one possible cause. A roofer finds the source, and we dry the damage inside.
Can you help after river flooding or an ice jam?
Yes. We clear water and mud, dry the structure, and document the damage. Floodwater is treated as contaminated, so please stay out until it has been assessed.
What if I cannot find the leak?
Our leak detection service uses moisture meters to follow moisture back toward its source. We tell you what we find and which trade to call.
Mold and New York's Rules
Can mold grow after water damage?
Yes. Mold needs moisture, and materials that stay wet can grow it. Drying wet materials promptly helps reduce the risk.
Does New York regulate mold work?
Yes. In general, a project covering more than 10 square feet needs a licensed Mold Assessor and a separate licensed Mold Remediation Contractor.
Can one company assess and remove the mold?
Not on the same project. New York separates the roles so the assessment is independent of the removal.
Are there exceptions?
Owners working on their own property are usually exempt, and small projects under the threshold or routine cleaning fall outside the licensing rules. Check current details with the New York State Department of Labor.
How can I check a mold license?
The State Department of Labor offers a search for licensed mold professionals. Ask for any license number and verify it.
What humidity should I aim for?
The EPA suggests staying below 60 percent, ideally between 30 and 50 percent.
Insurance and Paperwork
Will my homeowners insurance cover this?
It depends on your policy and the cause. Flood is often excluded, and sewer backup may need an endorsement. Your insurer decides coverage, not us.
Can you guarantee my claim will be paid?
No. No restoration company can. We document the damage, record readings, and share our notes, so your file is complete.
Should I call my insurer first?
Many people call both. Check your policy for notice requirements, and ask your agent before throwing away damaged items.
What records do you keep?
Photos, moisture readings, and notes on the work we performed, which we share with you.
Do you give free estimates?
Yes, and the estimate comes with a walk-through of what the job involves.
Is pricing quoted upfront?
Yes. We explain the plan and price before starting, and tell you before anything significant changes.
Rentals, Apartments, and Businesses
I rent. Who do I call first?
Tell your landlord or property manager right away, since the building may control the water valve and the repairs. You can also contact us.
Do you work with property managers?
Yes. We record which units and areas were affected and what was done, so everyone has the same record.
Can you work around my business hours?
We plan the work around your operation as much as safety allows, and we agree on the plan with you first.
What about a leak from the unit above?
We document where the water traveled and what was wet in each space, which helps owners and insurers sort out responsibility.
City and Local Questions
Who handles water service or meter questions?
The City of Schenectady runs a Water Department, which is the place for service and meter questions. Wet walls and floors inside the building are our side of it.
Do you work in historic homes?
Yes. In older houses, including those in the Stockade and the GE Realty Plot, we look for the least invasive way to dry plaster, woodwork, and floors.
Do you serve areas outside the city?
Yes. We serve Scotia, Glenville, East Glenville, Rotterdam, Niskayuna, Delanson, and Duanesburg, along with city neighborhoods. We confirm each address first.
Which ZIP codes do you cover?
The main street-address ZIP codes are 12305, 12307, 12308, 12304, 12303, 12302, 12306, and 12309, plus 12053 and 12056 outside the city. Give us your street address and we will confirm.
